Job Description: Executive or Associate Level Quantity Surveyor (Healthcare / Main Contracting)
Location: Office-based with monthly site visits (a few days per month)

Role Overview
We are seeking an exceptionally sharp, commercially robust Quantity Surveyor to lead commercial delivery on high-profile healthcare projects.
Working within an established, high-calibre team, you will take full ownership of both upstream (client-facing) and downstream (subcontractor) commercial management under NEC Options A and C. This role requires a proven commercial driver who can restore client confidence, tighten project governance, and hit the ground running with zero hand-holding.

Key Responsibilities
  • Contract Management: Expertly administer NEC3/NEC4 (Option A & C) contracts upstream and downstream, ensuring robust management of Compensation Events, Early Warnings, Defined Cost auditing, and Disallowed Cost mitigation.
  • Commercial Leadership: Drive end-to-end financial control, including accurate CVR forecasting, cash flow management, final accounts, and profit optimization.
  • Client & Stakeholder Management: Act as the primary commercial point of contact for the client, building immediate trust through transparent, highly accurate reporting and proactive problem-solving.
  • Supply Chain Control: Manage subcontractor procurement, account management, and dispute avoidance with a firm but fair approach.
  • Team Leadership & Governance: Work alongside the existing team of five to raise commercial standards, mentor junior staff, and ensure strict compliance with project governance.
Key Requirements
  • Contractual Expertise: Deep operational mastery of NEC Option A (Lump Sum) and Option C (Target Cost) contracts is non-negotiable.
  • Sector Experience: Proven track record delivering complex schemes within the Healthcare sector (NHS / Private) for a Main Contractor.
  • Track Record: A history of stepping into challenging environments, stabilizing commercial functions, and delivering excellent client satisfaction.
  • Communication: Elite negotiation, presentation, and reporting skills—capable of reassuring key stakeholders and holding firm on commercial positions.
  • Mobility: Willingness to travel to project sites a handful of days per month as required.
